As a Retail Design & Delivery Manager, you will be responsible to ensure shops / projects assigned are opened on the scheduled date stated in the Investor Agreement (IA) and to established TMM standards
Detailed Job Description is as follows:
- Accomplish RDD project objectives by planning and evaluating project deadlines and activities. Estimate scope of each project and develop a detailed timeline for project completion.
- Manage and track progress of each project against goals, objectives, approved timelines.
- Report status and variances. Create effective action plans to meet objectives and schedule.
- Review and recommend improvements/ changes for Fit-Out Manual/ Property Guidelines
- Review the designs and interfere to enhance over all look and feel to enhance customers experience in the Mall
- Coordinate with different departments in each property to facilitate the investor’s work during fitout period.
- Manage and develop his team to achieve the department’s goal.
- Enhance and develop the internal process with other departments.
- Work with centre manger to setup a refurbishment plan.
- Takeover the units in the new project to check and verify the owner’s work
- Review investor’s design; put refurbishment plan for the properties
- Cooperate with other colleagues to enhance internal process and communication to serve the department and company goals
- Manage the whole Fitout Process (Design & Construction) within the agreed timeline.
- Manage all meetings and communications with Investors during the Fit-out project across all stages (Introduction, Design, Handover, Construction, Issuing of FCC Stage)
- Perform as direct point of contact for Investors and their design professionals, consultants and shopfitters throughout the fit-out project
- Coordinate internally with other RDD units (MEP, Design, Process and Document Control, POD and Administration units) to achieve RDD objectives
- Perform as direct point of contact and coordination between Investors and internal TMM departments
- Schedule for Introduction meetings with Investors. Share the Guidelines for the Property and PODs of the unit with Investors
- Review the list of Shopfitters and respective portfolios submitted by the Investors; Contribute in the approval process of the submitted list in coordination with RDD senior management. Share ‘TMM Shopfitter Preferred List’ to Investors
- Review and approve the fit-out project timeline schedule prepared & submitted by the Investor/Shopfitter.
- Review fit-out project plans and specifications; comment on the building design, scheduling and potential construction problems in coordination with other RDD units (Design unit and MEP unit)
- Establish and deliver timelines for every stage of the Fit-out process
- Lead the process of the Design by expediting all shop drawings and approvals in coordination with the Design unit
- Inform the Investor of any errors, discrepancies or omissions contained within the Approved Detailed design drawings
- Manage all Investor Variation Requests (IVR’s) raised by with other RDD units throughout the fit-out process.
- Ensure the successful and timely handover of all assigned unit to Investors, as signed Investment Agreement (IA).
- Ensure all requirements/ documentation are in place to start the Construction stage (Insurance, Induction, LOP, etc.)
- Monitor and maintain the fit-out project construction schedule on a weekly basis. Raise and discuss relevant issues at site meetings. Prepare & issue minutes of all site meetings
- Maintain and enforce good construction standards and quality control.
- Supervise and direct the Site Superintendents, and other construction staff in coordinating and safely executing the fit-out work in accordance with TMM-RDD processes/procedures and as per property Guidelines and fit-out time schedule
- Coordinate & cooperate with Fire & Safety team to monitor site safety and ensure that the requirements of the Occupational Health and Safety Act are enforced all the time during the fit-out works
