- 1. Ensure the physical condition of the property according to company operating and safety standards.
- 2. Respond to all kinds of emergencies at the properties by physical presence on site.
- 3. Co-ordinate emergency and regular repairs to buildings
- 4. Supervise landscaping and ground service providers
- 5. Co-ordinate Mechanical and HVAC maintenance on unmanned sites.
- 6. Co-ordinate fabric works and monitor.
- 7. Provide budget costs for old or replacement plant for use in preparation of annual maintenance budgets for assigned buildings
- 8. Prioritize and ensure that help desk requests and repairs are made correctly and in a timely manner.
- 9. Ensure preventative maintenance schedules are conducted effectively.
- 10. Ensure fire alarm & firefighting systems are operational without faults.
- 11. Facilitate quotes for reactive repair works.
- 12. Personally inspect properties on a regular basis to ensure all repair work is being done properly, safely, and in a timely manner.
- 13. Ensure reactive work requests are facilities via the helpdesk and work closed down when works are completed.
- 14. Carry out technical contractors service provider audits and inspect plant & equipment’s of the property
- 15. Supervise and monitor the performance of contractors service provider carrying out planned and reactive works where necessary.
- 16. Trouble shoots and rectify where necessary.
- 17. Ensure fire safety equipment is operational
- 18. Perform audits on PPM programs schedules.
- 19. Ensure specialist service provider contactors adhere to their planned maintenance programs and highlight and rectify issues arising in a timely manner.
- 20. Co-ordinate maintenance and repairs to appliances including refrigerators and washing machines were applicable.
- 21. Maintain monthly tool inventory records
- 22. Ensure in-house technician carry out their work as instructed and monitor their work and performance
- 23. Ensure 3rd parties work reports are produced in accordance to Contract requirements.
- 24. Ensure cleaning effectively carried out the building interior and exterior, walkways, parking areas, plant rooms and stairwells.
- 25. Ensure O & M manual and testing & commissioning reports are available at site.
- 26. Ensure all works is carried out in a safe manner
