Job Purpose
Responsible for managing all activities related to Feasibility Studies, Property Management  and Maintenance with the Real Estate and Investment Department, while ensuring implementation of the same, in line with the company policies, procedures and set standards.


Key Roles and Responsibilities


  • Contribute to the development of the company's strategic plans and budgets.

  • Develop the Real Estate and Investment Department’s strategic objectives and KPIs and ensure that they are in line with the company's corporate strategy and that the Department’s employees are working towards the achievement of these objectives. 

  • Review the operating results of the Feasibility Studies, Property Management and

  • Maintenance sections and follow-up to ensure that appropriate measures are taken to correct insufficient results.

  • Develop the Real Estate and Investments Department’s annual budget and ensure all employees are working within the assigned budget by setting the required targets and responsibilities.

  • Ensure the implementation of the Real Estate and Investments Department’s policies and set procedures in order to achieve the Department’s objectives.

  • Manage the company's Real Estate and Investments while ensuring that the implementation of all related activities is in line with the company's policies, procedures and standards to achieve the overall strategic Business Objectives.

  • Guide, direct, and lead the Real Estate and Investments team to ensure the adherence to overall goals, strategies, and established policies and procedures.

  • Monitor the Real Estate and Investments Department’s performance and take necessary measures to ensure that the Real Estate and Investments Department business objectives and financial goals are met through optimal utilization of company’s resources. 

  • Oversee the Feasibility Studies activities to ensure Market Research, Market analysis and Financial analysis activities are conducted in an efficient and effective manner and provide valid and applicable recommendations to the direct management regarding the same.

  • Ensure that Property Management activities are implemented in line with the company's strategic direction to ensure that all vacant apartments and buildings (for the company and Third parties) are filled and that tenants’ satisfaction is maximized at all times.

  • Oversee and ensure timely implementation of all maintenance activities and coordination with maintenance subcontractors in line with the company's standards, to avoid any grievance from current tenants.

  • Review the Real Estate and Investments Department’s operating results on regular basis to ensure the achievement of the short term and long-term objectives in addition to following-up on the same to ensure appropriate measures are taken to correct unsatisfactory results.

  • Monitor and identify the company's operational Risk, review the same with the direct management and implement appropriate systems to manage and minimize these risks.

  • Perform ad-hoc and other duties related to the job as assigned by the Direct Manager.

  • Identify manpower requirements and Coordinate with the Personnel & Administration Department on all recruiting activities.

  • Work closely with the Section Heads to plan and advance the people agenda, analyze manpower plans, implications of decisions, and address issues to direct the priorities accordingly.

  • Conduct annual employee performance appraisal of employees ensuring employee career development and motivation.

  • Recommend salary adjustments, rewards and promotions based on employee performance. 

  • Carry out disciplinary meetings whenever deemed necessary.

  • Ensure training needs of employees are identified and recommend relevant training initiatives that will assist in building a highly professional and knowledgeable workforce.

  • Maintain quality of service by establishing and enforcing organization standards. 

  • Maintain professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks, benchmarking state-of-the-art practices and participating in professional societies.

  • Generate regular and special reports for the Direct Manager that summarize and forecast

  • Real Estate and Investments Department’s activities and financial position and escalate critical issues to provide effective recommendations in meeting the key challenges.
