● Source and shortlist investment opportunities based on the investment profile of the management ensuring diversification of assets and optimum returns.
● Interface with all parties involved in the acquisition due diligence and closing process, including brokers, attorneys, third party consultants and representatives of third-party investor accounts.
● Assist in insurance and valuation of land, residential apartments / villas, commercial real estate assets including office, industrial, multi-family, retail, hotel, student housing and senior living projects.
● In-depth analysis of the opportunity, preparation of transaction approval memos, and presentation to management about the pros and cons of investment opportunities.
● Coordinate with banks and inhouse finance and legal professionals to ensure timely disbursement of loans in the case of leveraged purchases.
● Preparation of property operating budgets, capital budgets, income re-projections and business plans.
● Model cash flows, projected returns and prepare sensitivity analysis for joint venture development projects and other value-add type property investment opportunities.
● Manage database applications and oversee portfolio reporting and monitoring requirements.
● Coordinate and assist in property inspections as needed.
● Research markets, company and industry data and financial market information.
