• Complete DDC construction projects that would include repairs, replacements, upgrades, adjustments as well as testing and calibration of HVAC building automation and direct digital control system and components ensuring optimal system operation
• Attend work as per shift patterns/rota with good time and attendance as outlined by your line manager. You must ensure that you sign in and out on each shift. Check Daily Signing In/Out Sheet with staff Rota to confirm staff attendance is accurate. Inform your Supervisor and the Helpdesk of ALL absences at the start of your shift. You and your team are to attend your shift as per the rota.
• Manage staff leave and absence in accordance with agreed Capability Procedure, dealing with any disciplinary matters in accordance with the Company’s Disciplinary Procedure.
• Document and provide commissioning sheets, technical reviews, and project checks as well as provide as-built drawings and/or operation manual mark-ups.
• Deal with emergency situations in a professional manner informing your Supervisor immediately.
• To manage and participate in the provision of sevices covering a 24 hour/7 day operation.
• Responsible for generating, updating/keeping management information/records/reports, as required e.g. engineers/operational reports/logs/maintenance contacts/job record cards/work sheets etc.
• Provide reactive maintenance by keeping on top of outstanding issues. Ensure all work sheet are completed accurately and signed by the ‘Worker’ and verified by the ‘Team Leader’ and yourself before submission to the Helpdesk. Works sheets have to be taken to the job (by hand), and completed on the job at the job site. Work sheets have to be submitted within an acceptable, agreed time frame as outline by your line manager.
• Confirm all sub-contractor visits in advance through the Helpdesk operation and Helpdesk diary management. Oversee and supervise all sub-contracted works for hard services (reactive & planned maintenance).
• Audit sub-contractor works, ensure sub-contractors meet with the service level agreement measured by the key performance indicators.
• To assist in the preparation of specifications for sub-contractors for maintenance works.
• Participate in Project Work, Additional Works and Fit-Out Works, as required.
• Apply relevant trade skills to undertaking scheduled installation works as required.
• To assist in development of capital replacement programmes for plant, equipment and fabric in line with technological developments.
• Support the BMS Controls Supervisor in providing management information and reports with regard to the delivery of BMS services.
• Co-ordinator stock control and material inventories, maintaining systems & processes. Inform Supervisor of material requests in advance for the completion of Planned and Reactive works. Recommend surplus stock for Reactive works in line with Stock Management.
• Have a positive attitude and flexible approach to work demands. Coach and direct hard services team to ensure that they carry out a professional service.
• Suggest energy saving campaigns to promote efficient use of energy utilities, and suggest improvements which will result in increased income and/or reduce costs
• Required to attend training programs as necessary to meet the contract requirement and for personal development.
• Support and promote the Company Vision and Values, encouraging good performance with the promotion of Employee of The Month and Employee of The Year.
• To comply with the Company’s Policies, Procedures and written instructions.
• To fulfil Health & Safety responsibilities by adherence to the requirements of the Company's Health & Safety Policy and Health & Safety management system.
• To support the Company's Quality Policy Statement and actively participate in the achievement of Company and personal Quality objectives.
• To undertake such other duties appropriate to the level and character of work as may reasonably be required within the Department / Service. Significant permanent changes in duties will require agreed revisions to be made to this Job Description.
