Maintains the highest level of awareness of the status of property in the portfolio and market conditions in the area.
Creates marketing programs and other advertising strategies in order to increase footfall.
Operates property in accordance with the management contract and approved annual budget. Ensures all Property Management policies, procedures and operations are executed to standard.
Reviews new leases according to established leasing policy and procedure.
Oversees all contacts with the tenants to maintain a high level of satisfaction by ensuring that the tenants’ needs are understood and fulfilled, their requests are being responded to, their activities in regards the lease requirements are being monitored
Conducts full property inspection on a regular basis, initiates appropriate actions and creates related reports for management.
Reviews leasing activity along with occupancy on a regular basis and make recommendations for specials, promotions and/or advertising that may be needed to generate leasing activity and increase footfall
Continuously reviews tenant accounts, monitors the collection process and actively engages in resolving collection issues and disputes.
Ensures the effectiveness of rent collection and revenue security systems. Oversees all cases where payments are not made and escalates to Legal take legal measurements when necessary.
Reviews standard provisions of all lease agreements, ensures compliance with all legislations governing the property management function including, but not limited to, rent and leasing guidelines, taxation laws, occupational health and safety law.
