- Organize the day-to-day management of the mall/property including maintenance, security, cleaning, tenant management, marketing, and leasing, customer service to achieve the highest levels of mall/property management in the region.
- Work with, as required, specialist consultants to plan the future of the mall/property so that it retains its leading position within its market place.
- Plan, direct and control all units (shops, offices and apartments) and resources to meet operating and financial goals, client objectives and customer needs in a multi-unit operation
- Developing where relevant the appropriate action plans to correct variances. Oversee the administrative function of the mall/property, Review expenses to achieve cost saving measures, Investigate methods to maximize revenue, prepare and monitor any necessary contract work, Collect all rentals on a timely basis and prepare monthly arrears reports as required.
- Take responsibility for Leasing, lease renewals and if appropriate lease renegotiations, Negotiate and administer lease amendments within the guidelines approved by the Executive Director.
- Maintain excellent communications with all tenants, be aware of the terms of their leases and encourage their compliance, Thorough awareness of the trading performance of tenants, anticipate tenant difficulties and work with the tenants to resolve them, Create an educational program for tenants to help them attain the high levels of retailing required by the mall customers, Establish regular meetings to allow Merchant to air their common problems and to achieve consensus on
solutions.
- Oversee a marketing, promotional and Loyalty programs designed to support tenants and attract customers and achieve desired footfall. Oversee the mall promotions and media function to ensure maximum revenue is obtained from non-traditional sources.
- Coordinate with Retail Delivery tenant design criteria to maximize the quality of store finishes compatible with the finishes in the mall/property.
- Maximize income in line with the business plan. Prepare, review and adjust financial budgets and monitor performance against budget, Forecast the annual income and expenses for mall/property and expense control.
- Coordinate the overall leasing effort with the Leasing manager to establish quality and proper tenant mix in the mall/property in line with business strategy and market demand and to achieve desired footfall.
- Develop and implement approved procedures and systems to ensure smooth coordination/co-operation among various internal departments to facilitate business.
