JOB SUMMARY:
Manage a team of technicians responsible for corrective and preventive maintenance; directing staff and overseeing the upkeep of facilities, equipment and supplies, at the same time responsible for converting the operations into and managing it as a profit center.
KEY RESULTS AREAS (RESPONSIBILITIES):
- Control costing of each specific Facility Maintenance (FM) function- Create KPIs to gauge operations in terms of response time, efficiency, quality, cost control, and customer satisfaction- Create and manage a system for material procurement, storage, and dispatch based on bar code scanning and software- Create cost bench marks, for specific services that could be implemented in external (out of Kuwait) maintenance operations- Manage FM Preventive and corrective services such as chillers/refrigeration/freezers/HVAC; electrical work including panels and lighting; firefighting networks; civil works; plumbing, water and waste water- Negotiate contracts with clients and vendors who work on company property- Perform analysis and forecasts for budgeting- Determine cost for repairs or renovations & manage the work- Oversee general upkeep and maintenance of buildings to ensure that they meet health and safety standards and legal requirements- Review utilities consumption and strive to minimize costs- Supervise all facilities staff and external contractors
EDUCATION:
- Bachelor's degree in Facility Management/Engineering/Business Administration- Licensed Mechanical or Electrical Engineer preferred- Relevant professional qualification an advantage
WORK EXPERIENCE :
- Minimum 10 years' experience in facility maintenance with at least 7 years' proven experience as facilities manager or relevant position
SPECIFIC SKILLS :
- Well-versed in technical/engineering operations and facilities management best practices- Knowledge of basic accounting and finance principles- Knowledgeable in FM software- Knowledge and ability to control cost, labor, material, equipment, overtime, etc.- Good analytical/critical thinking- Leadership and management skills- Excellent interpersonal, communication and presentation skills- Excellent customer and client management skills
